107 Rockledge Road: A $40 Million Vail Luxury Real Estate Case Study

A $40 Million Vail Luxury Real Estate Case Study

The $40 million sale of 107 Rockledge Road in Vail was one of the most significant luxury real estate transactions in the Vail Valley in 2024. For me, the property represented something even more meaningful. I had previously represented 107 Rockledge in its $23 million sale in 2017, and years later had the opportunity to represent the home again when it returned to the market.

Over nearly a decade, this remarkable property has been part of several of Vail’s most notable residential transactions. Its history illustrates how rarity, location, timing, and the right strategy can influence the value of a truly exceptional mountain property.

In 2024, after being offered for $49.5 million, 107 Rockledge Road sold for $40 million, making it the highest recorded sale in the Vail Valley that year.

A Property Defined by Scarcity

107 Rockledge Road is not simply a large luxury home in Vail. Its value is tied to characteristics that are extremely difficult to replicate.

The approximately 12,500-square-foot residence includes eight bedrooms and is positioned directly along Bear Tree ski run, offering true ski-in/ski-out access. Its location also provides proximity to Vail Village while maintaining privacy, expansive mountain views, and the sense of being surrounded by the natural landscape that makes Vail so distinctive.

The home combines the scale and amenities expected in an ultra-luxury property with one of the attributes that can be particularly difficult to find in Vail: genuine ski access.

For buyers at this level of the market, that distinction matters.

There is a significant difference between being close to skiing and being able to ski directly to and from a home. Properties with true ski-in/ski-out access, especially those near Vail Village, represent a limited segment of an already limited market.

That scarcity was a fundamental part of the property’s appeal.

A History of Significant Vail Sales

The story of 107 Rockledge Road spans multiple market cycles.

In 2017, the property sold for approximately $23 million, establishing a significant benchmark for Vail residential real estate at the time. I represented the property in that transaction.

The home later sold again in 2020 for $27.5 million.

When 107 Rockledge returned to the market in 2024, the Vail luxury market had continued to evolve. Demand for exceptional mountain properties had become increasingly national and international, while the number of properties capable of competing at the very highest level remained limited.

The home was listed at $49.5 million.

In October 2024, it sold for $40 million.

Returning to Represent 107 Rockledge

Representing a property for a second major transaction provides a perspective that is difficult to gain from studying comparable sales or reviewing listing history.

I already knew the home, its location, its history, and many of the details that made it different from other luxury properties in the Vail Valley.

More importantly, I understood that the property’s value could not be explained by square footage alone.

The conversation with qualified buyers needed to focus on the combination of features that could not easily be reproduced:

  • True ski-in/ski-out access
  • A location near Vail Village
  • Privacy
  • Mountain and Gore Range views
  • Significant scale
  • Eight bedrooms
  • Extensive entertaining and lifestyle amenities
  • The scarcity of comparable properties

At this level of the market, the buyer pool is naturally smaller. The goal is not simply to generate the highest possible number of inquiries. It is to ensure that the right buyers understand why a property deserves to be considered in a category of its own.

Bringing a $49.5 Million Vail Property to Market

Marketing a property at this level requires a different approach from marketing a typical luxury listing.
The property itself must be presented accurately and beautifully, but visibility alone is not enough. The story has to reach a highly qualified audience that understands both Vail and the broader market for exceptional mountain properties.
The marketing strategy included professional photography, video, digital distribution, targeted outreach, and exposure through luxury real estate media.
107 Rockledge received coverage from publications and platforms including Mansion Global and Robb Report, helping introduce the property to an audience beyond the immediate Vail market.
The purpose of this exposure was not simply publicity.
For a property with such a limited potential buyer pool, thoughtful media coverage can help communicate the property’s significance to buyers who may not be actively searching the Vail MLS on a daily basis.

Why 107 Rockledge Was Different

Not every expensive home is a trophy property.

Price alone does not create rarity.

A true trophy property usually combines characteristics that are difficult, or sometimes impossible, to reproduce. In Vail, those characteristics can include ski access, proximity to the Village, privacy, views, architectural significance, acreage, or simply a location that cannot be recreated.

107 Rockledge combined several of those factors.

Its position directly along Bear Tree ski run placed it in a small category of properties offering genuine ski-in/ski-out access. At the same time, the home offered the size, privacy, views, and amenities expected by buyers at the highest end of the market.

That combination created a much smaller substitute set.

For a buyer looking specifically for a large, private home with direct skiing and access to Vail Village, there are simply not many alternatives.
That is where scarcity becomes an important part of valuation.

The $40 Million Sale

The property ultimately sold for $40 million in October 2024.

The transaction became the highest recorded sale in the Vail Valley for the year and added another chapter to the history of one of Vail’s most significant residential properties.

For me, representing 107 Rockledge again was particularly meaningful because of my history with the home.

Luxury real estate is often about much more than a single transaction. Relationships develop over time, clients move through different stages of life, and exceptional properties can reappear as markets change and ownership evolves.

Having represented this property at two significant points in its history provided a level of familiarity and continuity that I believe was valuable throughout the process.

What This Transaction Demonstrates About Vail’s Luxury Market

Every exceptional property has its own story, but the sale of 107 Rockledge highlights several important aspects of the Vail luxury market.

Scarcity can matter more than size

A larger home is not automatically more valuable than a smaller one.

In the ultra-luxury market, the combination of characteristics can matter more than any individual feature. True ski-in/ski-out access, proximity to Vail Village, privacy, views, and scale can create value because finding all of those characteristics in one property is difficult.

Unique properties require their own positioning

The most meaningful comparable sale is not always located next door.

For an exceptional property, the relevant competition may include a very small number of homes throughout the Vail Valley, or in some cases, other luxury mountain markets.

Understanding the property’s true substitute set is an important part of developing a pricing and positioning strategy.

The right buyer may not already be searching

At $40 million, the potential buyer pool is highly specialized.

Reaching that audience requires more than placing a property on the MLS. Strategic relationships, global exposure, luxury media, targeted marketing, and direct outreach can all play a role.

Long-term knowledge can be an advantage

A property has a history that is not always visible in a listing description.

Having represented 107 Rockledge previously gave me a deeper understanding of the home and its place within the Vail market. That kind of continuity can be particularly valuable when representing distinctive properties.
